A building of 45 two-bedroom social housing units on Carrer de Marroc, in the Sant Martí district of Barcelona, commissioned by IMHAB (Institut Municipal de l'Habitatge de Barcelona) and designed by Vivas Arquitectos together with Exe Arquitectura. Completed in 2024, with 4,569 m² over eight storeys, it is one of the most ambitious examples of industrialisation applied to public housing in Spain: the foundations and ground floor were built in situ, while the rest of the building was made up of 104 three-dimensional modules manufactured off-site —with structure, envelope, partitions, installations and finishes already incorporated— which were transported and assembled on site in just 15 days. The whole project was completed in 13 months, with less waste and greater quality control than conventional construction. The building achieves an A energy rating and combines bioclimatic design with air-source heat pumps, photovoltaics and LED lighting to approach near-zero non-renewable energy consumption.
