A complex of 38 social housing units commissioned by IBAVI on Calle Josep Togores in Palma de Mallorca, designed by Vivas Arquitectos and completed in 2025 with 2,840 m² built. The programme is split across two buildings: a main corner building with a ground floor and four storeys housing 30 dwellings and parking, and a smaller one with 8 dwellings over two floors. The structure combines load-bearing walls of compressed earth block (BTC) with timber floor slabs. The BTC is produced in Mallorca itself and does not require firing at high temperatures, which reduces the emissions associated with manufacturing and transport, and provides high thermal mass that regulates indoor temperature and cuts down on the demand for climate control. The dwellings are arranged around courtyards with exterior corridors that promote cross-ventilation and climatic comfort. The project follows IBAVI's approach of reviving local, low-carbon materials for Balearic public housing, now a European benchmark in sustainable social construction.
